Chief analyst of INKOM-Real Estate Taganov: the cost of housing in Moscow has reached a limit
Prices for new buildings in Moscow have reached a certain limit, believes Dmitry Taganov, head of the analytical center “INKOM-Real Estate”. His opinion is given in the materials of the press service of the agency provided to “Lente.ru”. According to the expert's observations, buyers understand that apartments are too expensive, and demand has slowed down.
Nevertheless, INCOM predicts a slow growth in the cost of housing until the end of 2021. Developers stimulate buyers' interest in a variety of ways. Thus, in October, a number of profitable mortgage programs entered the market. In addition, traditional discounts are expected before the New Year.
Experts note that the portrait of the buyer is changing in the primary market: the number of so-called investors – clients who purchase housing for the purpose of subsequent resale at a higher price – has noticeably decreased. At the same time, citizens who bought apartments in the wake of a boom in the real estate market are not in a hurry to sell their lots.
“The terms of the preferential mortgage program were changed quite recently – from July 1 of this year,” explains Taganov. – The objects in which the lots were bought are not yet completed. Therefore, even investors who plan to sell their apartments as quickly as possible expect the houses to be put into operation. ” looking for alternative options in the suburbs. Meanwhile, the volume of supply of new buildings in the region over the past five years has more than halved, analysts calculated.
