TsIAN: the average price per square meter of new housing in Moscow has reached 296.6 thousand rubles according to a review prepared by analysts at CIAN (available at the disposal of “Lenta.ru”). The average cost of an apartment meter in new buildings in Moscow and the Moscow Region decreased in October – for the first time in more than two years (since May 2019).
According to CIAN, the average “square” in the Moscow region now costs 233.3 thousand rubles (minus 0.9 percent per month). We can say that the primary market has entered a state of stagnation, analysts say. – In recent months, a change in the supply structure has become an increasingly important component of the dynamics. The average market price strongly depends not so much on the decisions of developers on price indexing, but on what buildings and in what volumes are being sold. ”
In Moscow, the average price of a “square” has reached 296.6 thousand rubles (plus 0.6 percent in October). New buildings in old Moscow have become cheaper on average by 0.5 percent (the average price of a “square” is 321 thousand rubles). In New Moscow, on the other hand, the average cost per square meter rose by 2.9 percent over the month, overstepping the mark of 200 thousand rubles. In the Moscow region, the average price per meter increased by 1 percent, to 143.1 thousand rubles.
Over the year, prices in the region as a whole increased by 29 percent, in Moscow within the old borders – by 34 percent, in New Moscow – by 25 percent, in the Moscow region – by 30 percent. According to experts, the decline in housing affordability in the capital has led to a partial shift in interest in less expensive locations in New Moscow.
Previously, analysts estimated the size of discounts in new buildings throughout Moscow. The maximum in November 2021 reaches 20 percent – this is how much the developer of one of the residential complexes near the Tushinskaya metro station is ready to give up. On average, developers agree to provide a 5-7 percent discount.
