SberIndex: the share of low-income Russians with a mortgage has grown by 50 percent over two years

But the salary of a typical mortgage borrower is currently at the level of 60-100 thousand rubles, according to RBC with reference to the data of the SberIndex project. th reached 2.1 percent of the total number of mortgage borrowers. In 2019, it did not exceed one and a half percent. More than 80 percent of mortgage holders with an income of up to 40 thousand rubles live outside Moscow, the Moscow region, St. Petersburg and the Leningrad region. As a rule, they choose inexpensive apartments (worth 2.4-2.7 million rubles), but make a large down payment.

Experts believe that low-income borrowers are massively selling old housing to buy a new one, so they can make a large down payment. In addition, this category of the population uses maternity capital to finance transactions.

Both the poor and the well-to-do mortgages seek to repay loans ahead of schedule, experts have found. The average borrower pays 42 percent of the loan amount three years after buying a home. Citizens with a salary of up to 40 thousand for this period have time to pay off 37 percent of the debt ahead of schedule.

Earlier, analyst Oleg Repchenko warned that Russia risks again facing the problem of excessive growth in housing prices if the authorities take the path of additional subsidizing mortgages in depressed regions. The housing problem in the country should be solved not through endless subsidizing of the mortgage market, but through structural reforms, the expert emphasized.
