Restate.ru: secondary housing is becoming more expensive in all cities with a population of one million in Russia, except for Moscow
Russia, except for Moscow, where prices have ceased to increase since the summer, according to materials from the Restate.ru portal provided to Lente.ru. The maximum growth in the cost of “secondary housing” was recorded in Kazan, Nizhny Novgorod and Voronezh.
According to analysts, for the year (from October 2020 to October 2021), the “square” in the secondary market of million-plus cities has risen in price an average of 30 percent. Over the past September-October alone, prices have increased by 3-8 percent.
The maximum growth was noted in Kazan – by 36 percent per year, up to 119.3 thousand rubles per square meter. In second place is Nizhny Novgorod (plus 34 percent per year; the average price per square meter is 102.3 thousand rubles). Voronezh closes the top three with 32 percent growth (74 thousand rubles per square meter).
In the rest of the millionaire square meters, the price has also increased significantly over the year, but Perm and Moscow showed the lowest dynamics – 16.5 and 13 percent respectively. “Moscow is getting out of the general trend – here, over the past year, there has been a minimum increase,” experts say. – Since the summer, average prices have hardly changed and now amount to 321.1 thousand rubles per square meter. Apparently, the capital market is already overheated. ” Over the past two months of autumn, “secondary housing” in the capital has fallen in price by 2 percent, according to Restate.ru.
Earlier, real estate market participants said that the average level of prices for secondary real estate in Russia is already very high and does not correspond to financial opportunities of many potential buyers. But none of them promised a collapse in price tags.
