Avito Real Estate: in two years the supply of rental housing in Moscow fell by 5 percent … In Moscow, over the past two years, the number of leased properties has dropped by 5 percent. This was announced to RIAMO by Sergey Khakhulin, head of projects for the development of secondary real estate and long-term lease at Avito Nedvizhimost.
Compared to last year in Moscow and the Moscow region, the number of rental offers in early autumn decreased by 43 and 45 percent, respectively , the expert specified.
At the same time, the demand for rental housing in the fall, on the contrary, increased – in September in Moscow and the Moscow region, it increased by 28 and 14 percent, respectively, compared with a year ago. In comparison with January indicators, interest in rental apartments in Moscow has increased by 1.8 times.
Avito believes that the growth in demand for rent is due to worsening conditions for home buyers: the conditions for obtaining a preferential mortgage are no longer the same profitable as a year ago. In addition, apartment prices have increased significantly.
Earlier it became known that during the pandemic, the share of Russian families capable of renting apartments increased from 40 to 45 percent. The leader in terms of rental affordability was the Yamalo-Nenets Autonomous Okrug, where more than 72 percent of families can easily rent housing. The second and third places are taken by the Chukotka Autonomous Okrug and the Magadan Region, where this indicator is 67.3 and 63.3 percent, respectively.
