Cities of Russia with rapidly rising prices for rooms named

“World of apartments”: rooms in Sochi have doubled in price over the year portal “World of apartments”, available at the disposal of “Lenta.ru”. On average, this type of housing in a resort city now costs 3.4 million rubles.

Experts analyzed the dynamics of prices for rooms in 69 largest cities of Russia and named those of them where this type of property has risen in price most noticeably since November 2020th. The first place in the rating was taken by Sochi, the second – by Krasnodar (plus 55 percent per year). The price tags in Kaliningrad and Sevastopol, St. Petersburg, Chita, Moscow, Kazan, Simferopol and Vladikavkaz have grown by more than a quarter.

Rooms in only ten cities have dropped in price – Rostov-on-Don, Nizhny Tagil, Izhevsk, Magnitogorsk, Ryazan, Ulyanovsk, Orenburg, Arkhangelsk, Samara and Cheboksary.

On average, a room in Russia currently costs 976 thousand rubles, analysts calculated, – 17 percent more than a year ago.

“Rooms have risen in price in the wake of the general rise in property values, – experts explain. – But the increased price tags for them sometimes reflect more expectations of sellers than real demand. And since the interest in rooms is significantly lower than in full-fledged apartments, next year there may be some “cooling” of prices. ” much more than other types of apartments – on average in the country by 31 percent. In Moscow, for example, the cost of studios has grown by a record 42 percent, and one-room apartments – by 34 percent.
