“Rossiyskaya Gazeta”: the area of housing in Russian new buildings is rapidly decreasing … According to CIAN, apartments in the Kirov and Belgorod regions have decreased the most over the past year – by 21 and 18 percent, respectively.
In 2020, an ordinary apartment in a Kirov new building had an area of 60.4 square meters, now – 47.9 meters. In the Belgorod region, these indicators are equal to 74.2 and 60.8 “squares”. The area of housing in the Tyumen region, Sevastopol and St. Petersburg has also noticeably decreased over the year. In general, the proposed new apartments “settled” in 59 out of 85 regions of Russia.
Experts believe that the reduction in the area of housing developers is forced by a decrease in effective demand. Therefore, they reduce the size of the bedrooms, combine the kitchen with the living room, do without loggias, balconies and ineffective wide or deep corridors. But the developers do not plan to completely switch to the construction of studios, experts say. Currently, family mortgages are actively developing, and people who take it rarely settle in small apartments.
Earlier it became known that since the beginning of 2021, the cost per square meter of housing in new buildings in Moscow has increased by almost 22 percent. and the area of apartments has decreased on average by 10 percent. Apartments became more expensive, and developers began to split them up for the sake of the most profitable sale, analysts explained.
