Krasnodar took the first place in the rating of cities with the fastest growth in prices for new buildings. Since November 2019, the price per square meter in the primary market has grown 2.5 times – from 50.8 thousand to 125.7 thousand rubles. Omsk took the second place. A square meter in a new building in a Siberian city will cost 79.4 thousand rubles, which is two times more expensive compared to November 2019, when a “square” cost 39.8 thousand rubles. In Volgograd, prices for new buildings increased by 63 percent – from 45.3 thousand to 73.9 thousand rubles per square meter.

Rostov-on-Don took the fourth place in the ranking with an increase in cost by 59 percent – up to 86.1 thousand rubles. Krasnoyarsk took the fifth place – there the “square” has risen in price by 52 percent, its cost amounted to 93.5 thousand rubles. Moscow took only 14th place in the ranking. In the capital, the cost of new buildings increased by 41 percent – the price per “square” amounted to 292.1 thousand rubles.

The average price per square meter in new buildings in million-plus cities increased by 53 percent – to 111.3 thousand rubles – compared to November 2019. Alexei Popov, the head of CIAN.Analytika, explained this dynamics by the action of the preferential mortgage program. In Krasnodar, a comfortable climate also played a role, due to which workers move to the city remotely from Moscow and St. Petersburg.

Earlier in November, the Central Bank predicted a drop in demand for housing in mortgages in 2026-2030. The regulator also said that it does not plan to extend the preferential mortgage program. A number of large banks disagreed with the Central Bank – a top manager of VTB, for example, suggested leaving preferential mortgages for such categories of the population as teachers and doctors.
